Chimney Survey in Cove
Find out what’s going on with the chimney stack before you spend money on it. We carry out chimney surveys in Cove, with photographs and a clear written report.
- Flashings pulling away from the stack
- Unused flues sealed without airflow
- Cracked or missing flaunching
How we price chimney surveys
Prices vary from roof to roof, and it comes down to:
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
- Chimneys, valleys, parapets and other details
- The size of the roof
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
What we need to know
Before you get in touch, it is useful to have:
- Photos of the roof, taken safely from the ground or a window
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
About our chimney survey in Cove
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we are asked to look at most are mortar washing out of the joints and unused flues sealed without airflow.
Houses in smaller places like Cove can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

How it works
We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey usually takes an hour or two on an ordinary house, or half a day or so for a commercial building. In a smaller place like Cove, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- Mention any parking restrictions on your street
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it is shared
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

FAQs for Cove
How do I find out if my home in Cove is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Cove within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
What’s the best way to book?
The quickest way is to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How long will you be at the property?
It usually takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. The written report follows by email.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.
What should I do with a chimney I don’t use?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.
What this survey can’t tell you
A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:
- Hidden sides of a shared stack
- What’s inside the brickwork or behind render, without opening up
- Whether a stack needs rebuilding on structural grounds
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.

Cove homes and their roofs
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
For businesses in and around places such as Hart Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Fleet station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Signs you need a chimney survey in Cove
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
These are some of the problems a survey can pick up:
- Flashings pulling away from the stack
- Staining on walls around the chimney
- Gaps in the mortar around the pots
- A chimney out of line
Living close to Ancells Farm Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Questions to ask before booking
- Are they insured for the work?
- Whether you can ask questions once you have the report
- Is VAT included in the price?
- Will the report include photos?
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
