- Chimney mortar that has eroded
Different roofs, different checks
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Pre-purchase roof survey in Cove
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you’ve noticed signs of past leaks inside the loft and flashings that have lifted or split, a survey will tell you what’s going on.
In a smaller place like Cove, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we are asked to look at in Cove
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
Things that frequently lead to a survey include:
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
- Slates or tiles that have slipped or gone
- Worn or lifted lead flashings
The streets around a church such as St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Questions to ask before booking
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
- What exactly goes into their report
- How they plan to inspect the roof safely

What else we do in Cove
Why get it checked now?
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. Homes in smaller places like Cove can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

Practical tips
From years of surveys, a few habits stand out:
- Look for fresh paint on upstairs ceilings at viewings
- Let us know your timetable
- Ask who repairs the roof under the lease
- Ask when the roof was last worked on
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Your questions about pre-purchase roof surveys in Cove
Are there drone restrictions around Cove?
The answer turns on the exact location and the conditions on the day. Cove is about 2 miles from Farnborough Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Do you cover smaller places like Cove?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you survey on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Can I take the findings back to the seller?
Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How the survey works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Cove does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- If you are buying, check with the agent that we can get in

What a pre-purchase roof survey looks like in Cove
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
