Thermal roof surveys in Cove

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, and more on a big or complicated roof. Homes around Cove frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

Advice

How a thermal roof survey works in Cove

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. We are often asked to look into gaps in loft insulation and water that travels before it shows, on flat roofs, pitched roof slopes and commercial roofs.

In smaller places like Cove, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • An energy rating for the building
  • Confirming water without moisture readings
  • A structural engineer’s assessment

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Loft conversions
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof

FAQs for Cove

Does a conservation area affect roof work in Cove?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Cove?

Yes, Cove is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Is thermal imaging good for finding leaks?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Useful tips for Cove property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep the heating on as usual before a heat loss survey
  • Check the loft can be reached safely
  • File the images with your roof records
  • Take photos of stains as they appear, so we can compare

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Surveys for landlords and agents in Cove

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Thermal roof surveys in Cove: local notes

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Farnborough Airport is about 2 miles from Cove. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

Shop and office owners around Hart Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it. Anyone responsible for a site like Parsonage Farm Nursery and Infant School will know that big roofs are where aerial photos and thermal images show the most at once. Take an older house close to St John the Baptist: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
