What a survey costs

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Booking your survey

We will usually ask about:

  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

About our roof survey in Cove

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey flat roofs, natural slate and the roof space, and the problems we’re asked to look at most are loose chimney pots and cracked mortar along the ridge.

In a smaller place like Cove, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Being in a smaller place like Cove doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
  • Make sure the loft hatch can be reached

Advice

Landlord and commercial surveys in Cove

Landlords, agents and building managers in Cove and across Hampshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Do you need a roof survey in Cove?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Signs worth acting on include:

  • Standing water on a flat roof
  • Valley linings that have cracked or split
  • Torn or sagging underlay
  • Leaning or weathered chimney stacks

For site and facilities teams at buildings like Parsonage Farm Nursery and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • Are they insured for the work?
  • Whether you get a written report with photos
  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection

Questions from Cove

Does a conservation area affect roof work in Cove?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

I let a flat near Fleet station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How long does the visit take?

Allow between one and two hours at most homes, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

What a roof survey looks like in Cove

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Farnborough Airport is about 2 miles from Cove. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Shop and office owners around Hart Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. The streets around a church like St John the Baptist are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cove is about 1 mile west of Farnborough, in Hampshire. Surveys in Cove work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across Hampshire, from the larger towns to small villages. For surveys nearby, see our Guildford page.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors and services below the roof
