Roof survey in GU51: how it works
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re often asked to look into standing water on a flat roof and ridge tiles that have lifted or moved, on chimney stacks, natural slate and ridges, hips and valleys.
After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, it typically takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

Around Fleet
Locally, jobs take us to homes and businesses close to Heatherside Junior School, The Prince of Wales pub and Oakley Park. Other local landmarks include Fleet Methodist Church (less than half a mile west), Court Moor School (less than half a mile south-west) and School (0.5 miles north). The closest station to Fleet is Fleet station, roughly 1.2 miles north. Other landmarks nearby include Royal Army Dental Corps Historical Museum (3.9 miles east) and Fleet Community Hospital (1 mile north-west). For a walk, there’s Fleet Pond Nature Reserve and Hitches Hill.
Roofs, chimneys and gutters across GU51
Homes across GU51 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in GU51.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and GU51 is well within that. We survey on any day of the week.
Fleet: Landlords with a home close to Fleet station may find that a dated record of the roof is useful when planning maintenance across a let. Living close to Oakley Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Common roof problems in GU51
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.
Problems we come across often include:
- Loose ridge or hip tiles
- Loose chimney pots
- Torn or sagging underlay
- Slipped, cracked or missing slates and tiles
Leave it or get it looked at?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner.
Before you book any surveyor
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
- How they plan to inspect the roof safely
- Will they check the loft as well as the outside?
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Prices for roof surveys in GU51
A few things affect what a survey costs:
- How big the roof is
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

GU51 questions
Can you check whether my roof contains asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you go up on the roof?
Only when it is safe. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.
How do I book a survey in GU51?
It’s easiest to call 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. We survey on any day of the week.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
