Roof survey in Fleet, Hampshire

  • Loose ridge or hip tiles
  • Crumbling chimney pointing or cracked flaunching
  • Debris building up in roof valleys

Need a roof survey in Fleet?

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Blocked gutters and downpipes on homes in Fleet overflow onto walls. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Roof survey in Fleet

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you are worried about debris building up in roof valleys and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, on flat roofs, lead flashings and ridges, hips and valleys alike.

Fleet mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Take photos of any leaks as they happen
  • Let us know about past leaks
  • Hold on to the report for future surveys
  • Check the roof from ground level after storms

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

How it works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a home in Fleet, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street

Related advice

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

FAQs for Fleet

How do I find out if my home in Fleet is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you fly a drone over a roof in Fleet?

That depends on where the roof is and on the weather. Fleet is about 3 miles from Farnborough Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour.

How much does a roof survey cost in Fleet?

Prices start from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How do I book a survey in Fleet?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Local roofs in Fleet

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Fleet is about 3 miles from Farnborough Airport. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For businesses in and around places such as Hart Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Farnham Castle, about 4.1 miles south, is one of the historic houses in the wider area around Fleet. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Fleet station, a dated record of the roof is useful when planning maintenance across a let.
