Roof survey in Tadley: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey ridges, hips and valleys, chimney stacks and lead flashings, and common reasons people get in touch are lifted, split or missing lead flashings and torn or sagging underlay.

Most homes in a town like Tadley are houses, so the roof is usually the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you cannot reach yourself.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How we price roof surveys

To price your survey, we look at:

  • Which survey package you book
  • How big the roof is
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What to tell us when you contact us

Before you get in touch, it’s useful to have:

  • The property’s address and postcode
  • Anything about access we should know
  • Where water is showing inside, if it is
  • The reason for the survey, like buying, a leak or storm damage

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we are asked to look at in Tadley

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

Problems we come across frequently include:

  • Flashings that have come away from the wall
  • Slipped, cracked or missing slates and tiles
  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain

If your house is among the older ones in the streets near Saint Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • What happens after the report arrives

What a roof survey includes

Roof surveys around Tadley

With The Vyne about 4 miles south-east, Tadley sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like Bishopswood Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Midgham station, the gap between tenancies is a good time to have the roof looked at.

Tadley is about 6 miles north of Basingstoke, in Hampshire. From houses to flats and shops in Tadley, we can survey the roof. Tadley is one of the towns and villages in Hampshire where we work. For surveys nearby, see our Reading page.

Postcode districts we cover here for roof surveys: RG26 and RG7. If you need a roof survey at a property on Church Road, Ambrose Road and Wickham Close or anywhere close by, we can survey it. Tadley is on the A340 and B3051, so it’s easy for us to get to. Close by, we survey roofs in Baughurst (1 mile west), Pamber Heath (1 mile east), Heath End (1 mile west), Inhurst (2 miles west) and Aldermaston Soke (2 miles north-east). Within a short drive, we also cover Basingstoke (6 miles south), Fleet (14 miles south-east), Yateley (13 miles east), Hook (9 miles south-east), Popley (5 miles south-east) and Kempshott (8 miles south).

Common questions in Tadley

Is my home in Tadley listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Midgham station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Will you climb onto the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Different roofs, different checks

Chimney stacks

We check the stack itself, and it isn’t a flue or gas safety check. If a specialist is needed, we’ll say so.

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

What a roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that is a structural engineer’s job)
  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What we check

  • Clay and concrete tiles
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Natural slate
  • Lead flashings

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Parking in a town like Tadley is usually simple, but tell us if there is a driveway or any restrictions. The inspection covers whatever is safely visible from outside, from windows and from the loft space.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets in another room
