Roof survey in Elvetham
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed standing water on a flat roof and gutters that overflow in heavy rain, a survey will tell you what’s going on.
Somewhere as small as Elvetham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Elvetham: your questions answered
Will you come out to Elvetham?
Yes, Elvetham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Elvetham?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
How long does a roof survey take?
Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.
How it works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Elvetham, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
Booking a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.
Advice
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
- Walls, floors and services below the roof
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.
What we look at
- Chimney stacks
- The roof space
- Ridges, hips and valleys
- Lead flashings
- Clay and concrete tiles
- Flat roofs

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Roof surveys in Elvetham: local notes
Elvetham is about 3 miles from Blackbushe Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Take an older house close to Church of St Mary at Elvetham Hall: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places like Hart Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Elvetham Heath Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What else we do in Elvetham
Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.
