Roof survey in Crookham Village: what you get
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’re worried about torn or sagging underlay and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

How the survey changes by roof type
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

What a roof survey does not cover
Before booking, it’s worth knowing what a survey will not do:
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof will not leak in future
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

Signs you need a roof survey in Crookham Village
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Typical things we’re asked to look at include:
- Cracked mortar along the ridge
- Slipped, cracked or missing slates and tiles
- Debris building up in roof valleys
- Flashings that have come away from the wall
If you live in an older home near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

FAQs for Crookham Village
Do you cover smaller places like Crookham Village?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Crookham Village listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
What’s the best way to book?
To arrange a survey, call 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and find a day that suits.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
What affects the price in Crookham Village
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.
Booking your survey
A little information up front helps. It helps to include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- Dates you’re working to, such as exchange
- Where water is showing inside, if it is
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Crookham Village often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Tell us about any leaks, stains or damp patches you know of
- Make a note of anything you’d like us to look at
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Advice
Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
