About our roof survey in Mill Lane
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey the roof space, clay and concrete tiles and chimney stacks, and the problems we’re asked to look at most are standing water on a flat roof and slates or tiles that have slipped or broken.
In a village or hamlet like Mill Lane, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

How we price roof surveys
Not every roof costs the same to survey, and it comes down to:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can safely be seen
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your roof before booking.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Questions from Mill Lane
Do you survey roofs for landlords with property near Winchfield station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you come out to Mill Lane?
Yes. Mill Lane is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
Mill Lane homes and their roofs
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
With Farnham Castle about 3.6 miles south-east, the area around Mill Lane has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If your home is one of the older ones in the streets near Old Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Basingbourne Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Mill Lane, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Keep pets in another room
- Leave side gates unlocked
- For flats, check roof access has been agreed

Before and after the survey
From years of surveys, a few habits stand out:
- Watch for slipped slates after bad weather
- Include dormers, porches and garages when you book
- Let us know about any leaks or stains you’ve seen
- Gather any paperwork for past roof work
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
