How a gutter survey works in Mill Lane
Gutters are typically fixed to fascia boards, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about sagging gutters and loose brackets and choked outlets or hopper heads, a survey will tell you what’s going on.
Some older homes in villages like Mill Lane are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Watch ceilings under valley gutters for fresh marks
- Check for spilling water in a downpour
- Get trees that overhang the gutters trimmed
- Include valley, parapet and box gutters when clearing
The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.
Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Gutter surveys in Mill Lane: local notes
About 3.6 miles south-east lies Farnham Castle, a reminder of how long the area around Mill Lane has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Winchfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Basingbourne Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take an older house close to Old Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Different roofs, different checks
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
Leave it or get it looked at?
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Mill Lane, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Common questions in Mill Lane
Do you survey roofs for landlords with property near Winchfield station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.
How do I find out if my home in Mill Lane is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Mill Lane can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Getting ready for the survey
- Clear the way to the loft hatch
- Tell us about parking before the day
- If you’re buying, check with the agent that we can get in
