Redlands homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Redlands has a long history of building, with Farnham Castle about 2.3 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Farnham station may find that a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places like Hart Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Gutter survey in Redlands

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at blocked outlets and hoppers and gutters that have fallen out of line, across fascias and soffits, parapet and box gutters and outlets and hoppers.

In a small place like Redlands, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Redlands needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Keep climbers away from the eaves
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour
  • Check the loft with care after heavy rain

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Why it is worth a survey now in Redlands

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Older and listed buildings around Redlands may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

What we are asked to look at in Redlands

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.

Problems we come across often include:

  • Cracked or loose downpipes
  • Fascia boards damaged by overflowing water
  • Hoppers and outlets full of debris
  • Overflowing valley or parapet gutters

If you look after a building such as Crondall Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Which viewpoints they use to see the roof
  • What insurance they carry
  • Whether the loft space is looked at, where there is one
  • Is there a chance to talk the report through?

Different roofs, different checks

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

Common questions in Redlands

Does a conservation area affect roof work in Redlands?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Redlands?

Yes, Redlands is on our map. A small place gets exactly the same survey as a big one.

What does a gutter survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

How many surveys have you done?

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
