Chimney survey in Redlands
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey flaunching, chimney pots and cowls and brick chimney stacks, and people most often book us about lifted or split lead flashings and eroded joints in the brickwork.
Somewhere as small as Redlands, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- File photos of the stacks with your home records
- Look at the chimneys with binoculars after a storm
- Check with the council before altering a stack in a conservation area or on a listed building
- Keep track of stains on chimney breasts
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
When you need someone else
A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Hidden damage within the stack
- The inside of the flue, which needs a sweep or flue specialist
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.
What this survey covers
- Chimney breasts
- Flaunching
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
What happens if roof problems are left?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What happens on the day
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Redlands, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Before the survey
- Keep pets out of the way during the survey
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, check with the agent that we can get in
How to book

Advice
Chimney surveys in Redlands: local notes
With Farnham Castle about 2.3 miles south-east, Redlands sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live in an older home near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Farnham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Hart Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.
Redlands is about 3 miles south of Fleet, in Surrey. Whether the building in Redlands is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Well-known places in the area include Hart Shopping Centre (3.1 miles north) and Museum of Farnham (2.4 miles south-east). Green spaces nearby include Farnham Park and Beacon Hill.
Common questions in Redlands
Is Redlands within the area you cover?
Yes, Redlands is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Farnham station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What should I do with a chimney I don’t use?
There’s no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Can you survey in bad weather?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Should I worry about a leaning stack?
Do not ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.
