Roof leak investigations for Redlands homes and businesses

Do you need a roof leak investigation in Redlands?

Condensation is frequently mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

Signs worth acting on include:

  • Leaks below a flat extension roof
  • Drips from nail tips in a cold loft
  • Leaks at a dormer or roof window
  • Staining around the chimney inside

If you look after a shop, office or commercial unit, for instance near Hart Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs
  • Their report turnaround times

What a good roof survey covers

How a roof leak investigation works in Redlands

Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. If you’ve noticed leaks that appear only in driving rain and damp patches next to the stack, we can find out what’s behind it, on slate and tile slopes, valleys and parapet gutters and rooflights and dormers alike.

In a village or hamlet like Redlands, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

When you need someone else

It is a careful look at the leaking roof, not the whole story. The main limits are:

  • Water from pipes, tanks or heating systems
  • Carrying out the fix
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we check

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Flat roof details
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks
  • The roof space

Different roofs, different checks

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. In a hamlet or village like Redlands, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed

Arrange a survey

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or drop us an email.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Put a bucket under the drip and move valuables
  • Let us know if there are tanks or pipes in the loft
  • Write down the wind direction and rain when it leaks
  • Do not touch fittings that water is reaching

Once the work is done, hold on to the report. If water appears again, it shows what was found before.

Don’t block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Redlands roofs and the weather

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 2.3 miles south-east lies Farnham Castle, a reminder of how long the area around Redlands has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Crondall Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Farnham station, tracing a leak quickly matters when a tenant is living with it.

Redlands questions

Will you come out to Redlands?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Redlands?

Yes. Our area covers London and the South East, and Redlands is part of that. Just phone 07833 053749 or drop us an email and tell us about the property.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How long will you be at the property?

Allow about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing when you book.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
