Pre-purchase roof survey in Redlands

Buyers in Redlands and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or email us. Common reasons to book are bitumen or mortar used in place of proper repairs and damp timbers or stains in the loft, on the roof space, natural slate and clay and concrete tiles.

Somewhere as small as Redlands, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Prices for pre-purchase roof surveys in Redlands

Prices always include VAT. The things that change the price are:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

These details help when you get in touch:

  • How the loft is reached, if there is one
  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the house (that’s a RICS home survey)
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Buying a home or a new roof in Redlands

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Redlands has a long history of building, with Farnham Castle about 2.3 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Farnham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Redlands, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photographs and recommendations before you exchange.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Advice

What we’re asked to look at in Redlands

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from the ground.

Look out for signs like these:

  • Signs of past leaks inside the loft
  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss
  • Worn or lifted lead flashings

Take an older house close to Church of All Saints: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Questions from Redlands

Is my home in Redlands listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Redlands?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How do I book a survey in Redlands?

Simply phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
