Landlord roof surveys in Redlands

Landlord roof survey in Redlands

With a shared roof, it is not always clear what’s wrong or where. We check the roof from each safe vantage point, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. Common reasons to book are damp or stains in top-floor flats and loose ridge or hip tiles, across flat roofs on blocks, shared roofs and converted houses.

In a village or hamlet like Redlands, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What a landlord roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roof areas we weren’t given access to
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Legal advice on leases or service charges

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we check

  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Converted houses

Roofs, chimneys and gutters in Redlands

With Farnham Castle about 2.3 miles south-east, Redlands sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for example near Hart Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Farnham station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Make sure the loft space can be accessed
  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Act on high-priority defects quickly

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem usually is.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours for a single let house, with blocks of flats taking longer. Rural addresses near Redlands can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

What a survey costs

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Helping us price your survey

Some details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Dates you are working to, like exchange
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

FAQs for Redlands

How do I find out if my home in Redlands is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Farnham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.

Do you work in Redlands?

Yes. We survey roofs in Redlands and the rest of Surrey, as part of our work across London and the South East. To book, call 07833 053749 or email us.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs are not included but it gives contractors a clear brief.

How long does the survey take?

It usually takes an hour or two for a house, and about three to four hours for a commercial roof. The report follows by email.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
