Landlord roof surveys across Surrey: what to expect
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We’re often asked to look into damaged pots and flaunching and loose ridge or hip tiles, across rented houses, flat roofs on blocks and shared roofs.
The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about one to two hours for a house, or half a day or so for a commercial building.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
What affects the price in Surrey
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Why clients in Surrey book us

How to book

What’s near Guildford
Typical jobs here are in homes near Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Also close by are Church of St John the Evangelist (less than half a mile east), Stoke Park (within half a mile east) and The King's Head pub (less than half a mile south-east). The closest station to Guildford is London Road (Guildford) station, roughly 0.6 miles south-east. Well-known places in the area include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Not far away are Silent Pool and Pewley Hill.
Landlord roof surveys across Surrey: local notes
Homes across Surrey range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in Surrey.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Surrey is part of that mix.
Guildford: Living close to Stoke Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you look after a building such as Sandfield Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
For landlords and managing agents
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
What a survey doesn’t cover
It’s a careful look at the let or shared roof, not the whole story. The main limits are:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Roof areas we weren’t given access to
- Walls, floors and services beyond the roof
Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Tips that help
You don’t need to be a roofer to help. Here’s what helps most:
- Hold on to old reports to compare later
- Keep roof outlets and gutters clear
- Ask your managing agent about lease terms
- Act on high-priority defects quickly
The report comes with photos and written recommendations ranked by urgency where relevant. It’s emailed to you so you can share it with owners, agents or contractors.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
What affects the cost of landlord roof surveys
To price your survey, we check:
- Extensions, dormers and garages with roofs of their own
- The size of the roof
- Whether it is a home or a commercial building
- Whether thermal imaging or a drone is needed
To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. The price is agreed before a date is set.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
- Any deadline, such as an exchange date
- Any marks or damp showing indoors
When you are ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Surrey: your questions answered
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you advise on who is responsible under the lease?
No. Who pays is normally set by the lease and we don’t give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Is Surrey in your area?
