Local roofs in Rowly
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 4.3 miles north lies Chilworth Manor, a reminder of how long the area around Rowly has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you look after a building such as Glebelands School, a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Cucknell's Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Rowly is about 7 miles south-east of Guildford, in Surrey. Surveys in Rowly work the same way as everywhere we cover: a close look at everything that’s safely in view, photos and a clear written report. Rowly is one of the towns and villages in Surrey where we work for landlord roof surveys. There’s also a page for Guildford.

Landlord roof survey in Rowly: what you get
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about leaks into upper flats and damaged party-wall upstands or parapets, a survey will tell you what’s going on.
Older buildings in small places like Rowly may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we can’t see
To be straight with you, a roof survey has limits:
- Legal advice on leases or service charges
- The rest of the building, as a RICS Level 2 or 3 survey would
- Areas behind locked flats or blocked hatches
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
Signs you need a landlord roof survey in Rowly
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles, and a survey helps show where that’s happening.
Typical things we are asked to look at include:
- Splits and blisters in flat roof coverings
- Gaps where tiles or slates have slipped
- Parapets and upstands in poor repair
- Ceiling stains reported by tenants
If you own a rental within reach of Chilworth station, a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before booking
- Whether VAT is added on top
- How much experience they have with roofs like yours
- Is there a chance to talk the report through?
- Which parts of the roof they’ll actually see
What affects the price in Rowly
All our prices include VAT. What changes the price is:
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
- The roof’s overall size
- Basic, Standard or Premium
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
Getting the details right at the start saves time. It is useful to include:
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.
How the survey works
The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. In a small place like Rowly, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you in advance.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit
- Let us know where we can park nearby
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Rowly: your questions answered
Does a conservation area affect roof work in Rowly?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Rowly?
Yes, Rowly is on our map. Villages and rural addresses get the same survey as a town house.
What if it rains on the day?
Light rain does not normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Will you inspect a roof that several owners share?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.
Do you advise on who is responsible under the lease?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Does the report help with maintenance planning?
Yes, that is one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
