Leave it or get it looked at?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Landlord roof surveys for homes and businesses in Birtley Green

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. If you’re worried about cracked or leaning shared chimneys and leaks into upper flats, a survey will tell you what’s going on, on flat roofs on blocks, blocks of flats and gutters and downpipes alike.

In a village or hamlet like Birtley Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • A full structural assessment of the building
  • Legal advice on leases or service charges
  • A full building survey of every part of the property

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we check

  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks
  • Converted houses
  • Rented houses
  • Shared roofs

How the survey works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Birtley Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure we can get to the back of the property

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Advice

Questions from Birtley Green

Is my home in Birtley Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Birtley Green?

We do. A small place gets exactly the same survey as a big one.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Will the survey cover the whole building?

No, it’s a roof survey. It isn’t a RICS Level 2 or 3 building survey, and it is not a structural engineer’s report.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

Landlord roof surveys in Birtley Green: local notes

With Chilworth Manor about 2.9 miles north, Birtley Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Bramley CofE Aided Infant School and Nursery will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Cucknell's Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

What affects the cost of landlord roof surveys

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • The size of the roof
  • How many separate roofs there are, like extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
