Landlord roof survey in Thorncombe Street: what you get
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed leaking joints at party walls and ceiling stains reported by tenants, we can find out what’s behind it.
Somewhere as small as Thorncombe Street, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What this survey cannot tell you
A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:
- Confirming asbestos in older roof materials
- Legal advice on leases or service charges
- Parts of the roof we cannot safely see or access
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

For landlords and managing agents
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.
Landlord roof surveys in Thorncombe Street: local notes
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Loseley Park, about 3.4 miles north-west, is one of the historic houses in the wider area around Thorncombe Street. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you look after a building such as Godalming College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take an hour or two for a house, though large, tall or awkward roofs take more time. Older roofs in small places like Thorncombe Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
How to prepare
- If you are buying, check with the agent that we can get in

- Dig out any old roof reports or invoices

Advice
What affects the cost of landlord roof surveys
Prices always include VAT. What changes the price is:
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Getting in touch
When you call or email, these details help:
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
When to book a survey in Thorncombe Street
A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.
We’re frequently asked to look at:
- Damaged pots and flaunching
- Gutters overflowing onto walls
- Worn ridges, hips and verges
- Ponding or splits on flat roofs
For landlords with property near Godalming station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions from Thorncombe Street
Do you survey roofs for landlords with property near Godalming station?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Thorncombe Street?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Tips from our surveys
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Book gutter clearing at least once a year
- Act on high-priority defects quickly
- Check your lease or ask a solicitor about who pays
- Survey the roof on a regular cycle
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
