Landlord roof survey in Woking: what you get
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey flat roofs on blocks, converted houses and rented houses, and common reasons people get in touch are cracked or leaning shared chimneys and loose ridge or hip tiles.
Lots of homes in a place the size of Woking are rented, and roofs are easy to forget between tenancies. For letting agents and landlords, a report on the roof, chimneys and gutters helps plan work ahead of problems. It also gives you photos to look back on. Small faults, like a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Act on high-priority defects quickly
- Ask residents to report damp straight away
- Tell tenants when we’re coming
- Survey the roof on a regular cycle
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
Landlord roof surveys around Woking
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Woking has a long history of building, with Botleys Mansion about 4.3 miles north-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
The streets around a church like Church of St Mary of Bethany are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Hoe Valley Linear Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Woking is about 24 miles south-west of London, in Surrey. Whether the building in Woking is a house, a flat or a commercial unit, we can survey the roof. Woking is one of the places in Surrey where we work for landlord roof surveys.
Surveys in GU21, GU22, GU24 and GU3 are booked the same way as anywhere else. Streets in the area include High Street, Market Walk and Gloucester Square. You will find Woking on the A247 and A320, which makes it straightforward to reach. We also cover Goldsworth Park (1 mile west), St John's (1 mile west), Horsell (1 mile north-east), Westfield (1 mile south-east) and Mimbridge (2 miles north). We also work in nearby towns such as Guildford (5 miles south), Camberley (7 miles west), Epsom (13 miles east), Farnham (12 miles south-west), Ewell (14 miles east) and Egham (8 miles north). Being one of Surrey’s larger places, Woking has every kind of building, from houses and flats to offices.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes about one to two hours for a house, and longer for a block or a building with several roofs. In a place the size of Woking, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, so the right access is in place on the day.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- Tell us about parking before the day

What we can’t see
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Legal advice on leases or service charges
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Blocks of flats
- Flat roofs on blocks
- Shared roofs
- Gutters and downpipes
- Rented houses
- Converted houses
DIY checks: what’s safe
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Do you need a landlord roof survey in Woking?
A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.
Look out for signs like these:
- Missing or loose roof coverings
- Cracked or leaning shared chimneys
- Parapets and upstands in poor repair
- Choked outlets and gutters
If you own a rental within reach of Woking station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking any roof surveyor
- Is there a chance to talk the report through?

Questions from Woking
Is my home in Woking listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Woking station book a roof survey?
Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
What’s the best way to book?
The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.
