Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Check the loft space can be accessed
  • Get legal advice on lease responsibilities
  • Keep roof surveys on a rolling plan
  • Give residents notice before a survey

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

How a landlord roof survey works in St John's

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey flat roofs on blocks, shared roofs and blocks of flats, and people most frequently book us about worn ridges, hips and verges and chimney stacks in poor repair.

In a smaller place like St John's, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Some parts of a survey depend on the weather, so a visit to St John's is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Tell us about parking before the day
  • Keep pets out of the way during the survey
  • Buyers: confirm access with the estate agent or seller

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Landlord roof surveys in St John's: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Shop and office owners around The Peacocks may find that a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like The Winston Churchill School A Specialist Sports College will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Walls, floors and services beyond the roof
  • Responsibility under a lease
  • Areas behind locked flats or blocked hatches

St John's questions

Will you come out to St John's?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I find out if my home in St John's is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands where we can see them safely.

Do you need a landlord roof survey in St John's?

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs and how soon.

Most people get in touch when they’ve noticed something like this:

  • Blocked gutters over flats
  • Cracked or leaning shared chimneys
  • Leaking joints at party walls
  • Ponding or splits on flat roofs

Trees in and around Brookwood Lye shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
