Thermal roof survey in St John's

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. We survey pitched roof slopes, commercial roofs and ceilings below the roof, and common reasons people get in touch are damp where roofs meet walls and chimneys and cold areas below the roof.

In smaller places like St John's, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Parking around St John's is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • Have keys ready for side gates, garages or roof access doors

Related advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • House, block, shop or office
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight

For a price for your roof in St John's, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Helping us price your survey

A little information up front helps. It is useful to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access

Prices start from £400, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

What happens if roof problems are left?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Tradespeople may need to travel further to a smaller place like St John's, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

Your questions about thermal roof surveys in St John's

How do I find out if my home in St John's is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to St John's?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What a thermal roof survey looks like in St John's

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If your home is one of the older ones in the streets near St John's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Shop and office owners around The Peacocks may find that a commercial roof can be photographed from above without anyone walking on it.

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Common roof problems in St John's

People often book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Most people get in touch after spotting one of these:

  • Leaks far from where the stain appears
  • Gaps in loft insulation
  • Water getting in at parapets and stacks
  • Possible trapped moisture under a flat roof covering

Take a building like The Winston Churchill School A Specialist Sports College: a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA
  • What happens after the report arrives
