How the survey changes by roof type

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

About our thermal roof survey in Horsell

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you’re worried about areas losing heat at the eaves and junctions and cold spots on ceilings under the roof, a survey will tell you what’s going on, whatever the roof.

Older cottages and houses around Horsell may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Thermal roof surveys around Horsell

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Botleys Mansion, about 3.3 miles north, is one of the historic houses in the wider area around Horsell. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For businesses in and around places such as The Peacocks, thermal images can show trapped moisture across a wide commercial roof. If you look after a building such as Woking High School, thermal images can show where wet insulation sits under a big flat roof.

Horsell is about 1 mile north-east of Woking, in Surrey. Whether the building in Horsell is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Horsell is one of the towns and villages in Surrey where we work. For surveys nearby, see our Guildford page.

Surveys in GU21 and GU22 are booked the same way as anywhere else. Whether your property is on Elm Road, Heath Road and Popes Lane or anywhere close by, we can help. We also cover Woking (1 mile south-west), Goldsworth Park (1 mile south-west), Mimbridge (1 mile north-west), Sheerwater (1 mile east) and St John's (2 miles south-west). Questions from Horsell

Are there drone restrictions around Horsell?

The answer turns on the exact location and the conditions on the day. Horsell is about 2 miles from Fairoaks Airport, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Will you come out to Horsell?

Yes, Horsell is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What will the report tell me?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Confirming water without moisture readings
  • Clear results when the conditions on the day are poor

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

What this survey covers

  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Being in a smaller place like Horsell doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Jot down any questions you want answered
  • Find any records of previous roof work
  • Agree roof access with the managing agent if it is shared

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check outlets after heavy rain
  • File the images with your roof records
  • Heat the home normally on the days before
  • Don’t climb onto the roof to look for leaks yourself

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

What a survey costs

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, such as buying, a leak or storm damage

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
