Need a thermal roof survey in Epsom?

How it works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In Epsom, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

Thermal roof survey in Epsom: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. If you are worried about areas losing heat at the eaves and junctions and missing or slipped insulation, we can find out what’s behind it.

In a town like Epsom, the roofs that are hardest to see are often on taller buildings, steep slopes or the backs of terraces. A drone can take close-up photos of them, and thermal imaging can show patterns of heat loss or trapped moisture. Both depend on the weather on the day, so the date is set with the forecast in mind. Rear slopes over back additions are a common example, as they’re rarely visible from the street.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Common roof problems in Epsom

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, especially when it’s warm inside and cold outside.

Problems we come across frequently include:

  • Possible trapped moisture under a flat roof covering
  • Leaks that are hard to trace
  • Cold areas below the roof
  • Missing or slipped insulation

If you run a business near The Ashley Centre, thermal images can show trapped moisture across a wide commercial roof.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • What exactly goes into their report

What a roof survey includes

Airspace, weather and Epsom roofs

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help. The wider area around Epsom has a long history of building, with Fitznells Manor about 1.3 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St. Barnabas Church: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we check

  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces

Epsom questions

How should I get ready for a visit in Epsom?

The main thing is access, inside and out, plus somewhere to park in Epsom. Tell us about known leaks or past repairs as well.

Is Epsom in the area you cover?

Yes, Epsom is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. Surveys run seven days a week.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Landlord and commercial surveys in Epsom

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Do not climb onto the roof to look for leaks yourself
  • Heat the home normally on the days before
  • Photograph damp patches with the date
  • Keep outlets and gutters clear to stop water sitting

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There is a 12-month follow-up too.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
