About roof surveys in KT18
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. Typical surveys look at flashings that have come away from the wall and slipped, cracked or missing slates and tiles, across flat roofs, clay and concrete tiles and natural slate.
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two on an ordinary house, and about three to four hours for a commercial roof.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photographs and recommendations.
How our prices work
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Homes and roofs across KT18
In KT18, our roof surveys work takes in owners, landlords and managing agents, from Epsom, Tadworth and Great Burgh to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
We survey roofs across London and the South East, and KT18 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
Great Burgh: Take a building like Shawley Community Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Mark, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What affects the price in KT18
We confirm the price for your roof before you book. This is what makes a difference:
- Whether it is a home or a commercial building
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
- The size of the roof
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What to let us know when you contact us
If you can, have these to hand when you get in touch:
- Any photos you have, taken from the ground or a window
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
- The address and postcode of the property
To book a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.
Checking the roof from ground level
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How the survey changes by roof type
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.
Useful tips for KT18 property owners
These tips come from what we see on roofs every week, before and after a survey:
- Look for debris in the garden after high winds
- Don’t climb onto the roof yourself
- Hold on to the report for future surveys
- Gather any paperwork for past roof work
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Surveys for landlords and agents in KT18
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
FAQs for KT18
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How do I book a survey in KT18?
Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.
What do you check on a roof survey?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How much does a roof survey cost in KT18?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
