How a drone roof survey works in Great Burgh
Drones need reasonable weather. Strong wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the day turns out unsuitable, we will talk about another date. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. Common reasons to book are ridge and hip pieces working loose and cracked slates and tiles out of sight from below, across flat roofs on upper floors, fragile roofs and valleys and parapet gutters.
Around Great Burgh, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a smaller place like Great Burgh, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First, we check whether a drone is the right tool.
- We agree a date, including weekends, subject to the weather.
- Aerial photos are taken of your roof only, not the neighbours’.
- Where there’s safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller

What a survey costs
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Getting in touch
Getting the details right at the start saves time. Please include:
- The type of building and roof, like pitched or flat
- Dates you’re working to, such as exchange
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.
What we look for on each type of roof
Flat roofs on tall buildings
Flat roofs on tall buildings are frequently seen by nobody. A drone shows ponding, splits, blisters and worn upstands.
Large commercial roofs
Cement sheet roofs on buildings from before 2000 may contain asbestos. We do not test for it, but we flag it and recommend a specialist asbestos surveyor.
Landlord and commercial surveys in Great Burgh
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Why get it checked now?
Small defects on a high roof grow with each storm. Spotting them early keeps the work smaller. In a smaller place like Great Burgh, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What a drone roof survey looks like in Great Burgh
Historic houses like Fitznells Manor, about 3 miles north, show how far back building in the area around Great Burgh goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.
If you run a business near The Ashley Centre, large commercial roofs are often easiest to see by drone or thermal camera. For an older house near a landmark such as St Mark, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Anyone responsible for a site like Shawley Community Primary School will know that a view from above covers a wide roof far faster than walking it.
