Thermal roof survey in Great Burgh
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you are worried about ceilings that feel colder in places and thin or uneven insulation in the roof, we can find out what’s behind it.
In smaller places like Great Burgh, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from ground level.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What else we do in Great Burgh
What a thermal roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Clear results when the conditions on the day are poor
- Proving moisture from the images alone
- The condition of timbers we can’t see
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Helping us price your survey
What helps most when you contact us:
- How the loft is reached, if there is one
- What made you get in touch
- Any marks or damp showing indoors
- Where the property is, with the postcode
Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. With a bit of garden around a house, as there often is around Great Burgh, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there is safe access.
- You get a report with thermal images, photographs and our recommendations.
How to prepare
- For flats, make sure roof access has been agreed
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear
Arrange a survey
A quick phone call is typically the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
Roof by roof
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.
Questions from Great Burgh
How do I find out if my home in Great Burgh is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Great Burgh?
We do. Every survey there gets the same written report with photographs.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Can you do a thermal survey in any weather?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.
Will thermal imaging find my leak?
Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you need a thermal roof survey in Great Burgh?
People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.
Signs worth acting on include:
- Water getting in at parapets and stacks
- Heat escaping through the roof
- Leaks far from where the stain appears
- Damp around roof outlets and upstands
If you run a business near The Ashley Centre, thermal images can show trapped moisture across a wide commercial roof.
What to check before booking
- What the survey will not cover
- Are they insured for the work?
- How long they’ve been surveying roofs
- Whether the inside of the roof is included
Drones, thermal imaging and Great Burgh roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.
Historic houses such as Fitznells Manor, about 3 miles north, show how far back building around Great Burgh goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. If you look after a building like Shawley Community Primary School, thermal images can show where wet insulation sits under a big flat roof.
