Roof surveys across SM2

Our roof survey service in SM2

Our roof surveys cover SM2 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or drop us an email. Common reasons to book are ridge tiles that have lifted or moved and blocked, sagging or leaking gutters, on ridges, hips and valleys, the roof space and flat roofs.

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

What you will pay

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What you get with us

  • An independent view of the roof
  • More than 5,000 surveys completed
  • Every finding written up with photos

How to book

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or use the contact form.

Green spaces nearby include Belmont Pastures and Duppas Hill.

Homes and roofs across SM2

From Ewell, Sutton and Shanklin Village to smaller places, people across SM2 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

We survey roofs across London and South East England, and SM2 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Shanklin Village: Take a building like Harris Academy Sutton: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Belmont station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How we price roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.

What to tell us when you contact us

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, like an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Why roofs fail

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

People usually book a survey after spotting one of these:

  • Ridge tiles that have lifted or moved
  • Lifted, split or missing lead flashings
  • Torn or sagging underlay
  • Valley linings that have cracked or split

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Have details of recent roof work to hand
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too
  • Check the roof from the ground after storms

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

FAQs for SM2

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll plan the survey around it.

How much does a roof survey cost in SM2?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
