Roof surveys across SM3: what to expect
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, natural slate and clay and concrete tiles, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and condensation or damp timbers in the loft.
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photographs and recommendations.

Roof surveys across SM3: local notes
From Sutton, Morden and North Cheam to its smaller places, buildings across SM3 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.
Our area covers London and the South East, including SM3. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
North Cheam: Take a building like Cheam Park Farm Primary Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near St Oswald Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Landlord and commercial surveys in SM3
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
What affects the cost of roof surveys
Prices always include VAT. The things that change the price are:
- Height and safe access
- The shape of the roof and its details
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
You do not need to know any roofing terms. Just tell us:
- The property’s address and postcode
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
- Any deadline, like an exchange date
For a price for roof surveys in SM3, ring 07833 053749 or send us an email. The address, the type of property and what you need to know help us give you an accurate price.
Why get it checked now?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
Questions to ask before you book
- Whether any drone flown is registered with the CAA
- Their insurance cover
- What the survey will not cover
- Whether you get a written report with photos
What this survey cannot tell you
In fairness, there are limits to any roof survey:
- What’s under the slates, tiles or felt
- A full building survey of the property
- How the roof will behave in every kind of weather
DIY checks: what’s safe
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
FAQs for SM3
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you carry out asbestos surveys?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.
