Roof survey in SW20: how it works

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Typical surveys look at leaning or weathered chimney stacks and debris building up in roof valleys, across clay and concrete tiles, ridges, hips and valleys and natural slate.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Local landmarks in Bushey Mead

We work in homes and buildings around Cannon Hill Common, Joseph Hood Primary School and Ursuline Preparatory School, among other places. Other local landmarks include Dundonald Church (within half a mile north), The Edward Rayne pub (within half a mile west) and Harris Academy Wimbledon (less than half a mile south-east). There is a railway station in Bushey Mead itself: Raynes Park station. Nearby you will also find Atkinson Morley Hospital (0.9 miles north-west) and Chessington Castle Hill (4.6 miles south-west). Not far away are Cherry Wood and Henman Hill.

Roofs, chimneys and gutters across SW20

Across SW20, we survey roofs for owners, landlords and agents, in Wimbledon, Morden and New Malden and well beyond. Each report sets out what was seen, with photographs and recommendations.

Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in SW20.

Bushey Mead: For an older house near a landmark such as Dundonald Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Cannon Hill Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Landlord and commercial surveys in SW20

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What affects the cost of roof surveys

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

We will usually ask about:

  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • Any deadline, like an exchange date
  • Any photos you have, taken from ground level or a window

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

Useful tips for SW20 property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have details of recent roof work to hand
  • File the report with your home documents
  • Look for debris in the garden after high winds
  • Include dormers, porches and garages when booking

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

What a survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Whether the roof structure meets design loads
  • A promise that the roof won’t leak in future
  • A full building survey of the property

Your questions about roof surveys in SW20

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

How long does the visit take?

It typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
