Flat roofs in Bushey Mead

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses like Southside House, about 0.7 miles north-west, show how far back building in the area around Bushey Mead goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Dundonald Church, the joins between later flat roofs and the old walls are where problems usually start. Bushey Mead is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. If you look after a building such as Joseph Hood Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Flat roof survey in Bushey Mead: what you get

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We are frequently asked to look into a sagging deck under the covering and blisters and bubbles in the covering, across EPDM rubber, upstands and outlets and felt flat roofs.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Bushey Mead, the flat roof is often a shared part of the building.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at a typical home; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so in Bushey Mead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

How to prepare

  • Jot down any questions you want answered
  • If you’re buying, check with the agent that we can get in

Advice

How the survey changes by roof type

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Useful tips for Bushey Mead property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile
  • Limit foot traffic on the covering
  • Ask whoever fits equipment on the roof to make good the covering

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.

What affects the price in Bushey Mead

All our prices include VAT. The things that change the price are:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The kind of building and roof involved
  • Where water is showing inside, if it is

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Your questions about flat roof surveys in Bushey Mead

Will parking be an issue for a roof survey in Bushey Mead?

It depends on the street. If Bushey Mead has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does a conservation area affect roof work in Bushey Mead?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long does the survey take?

It usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’ll then get the report by email.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How do I book a survey in Bushey Mead?

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
