How a flat roof survey works in London

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed a sagging deck under the covering and leaks around rooflights, we can find out what’s behind it, on GRP fibreglass, EPDM rubber and upstands and outlets alike.

A place the size of London has flat roofs on extensions, garages, dormers, shops, offices and blocks of flats. Felt roofs often last around 15–20 years, EPDM rubber around 30–50 years and GRP up to about 30, so knowing the covering and its age matters. Signs of age include ponding, blisters, splits and lifting upstands. Those are typical ranges, and workmanship matters as much as the material.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we are asked to look at in London

Water that doesn’t drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey makes sense if you’ve noticed:

  • Standing water left after rain
  • Splits and cracks in the covering
  • Blocked or damaged outlets
  • Upstands pulling away from walls

If you run a hotel or guest house in or near London, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Questions to ask before booking

  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

What a flat roof survey looks like in London

Within a mile and a half or so of London there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. About 1 mile north lies Mansion House, a reminder of how long the area around London has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Elephant & Castle station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a business near Gabriel's Wharf, flat roofs over shops and units are easy to forget until water comes through a ceiling.

London is in Greater London. From houses to flats and shops in London, the roof can be surveyed on a weekday or at the weekend. London is one of the towns and villages in Greater London where we work for flat roof surveys.

Surveys in CR0, E14, CR4 and SW11 work the same way as everywhere else we cover. Whether your property is on Walcot Square, Surrey Square and Sutherland Square or a nearby road, we can survey it. With the A2 and A10 close by, London is simple for us to get to for flat roof surveys. Other places close to London include Walworth (1 mile south), Bermondsey (1 mile east), Camberwell (2 miles south), South Bermondsey (2 miles south-east) and Surrey Canal (2 miles south-east). We also work in nearby towns such as City of Westminster (3 miles west), Marylebone (3 miles north-west), Kensington (5 miles west), Walthamstow (7 miles north-east), Hampstead (5 miles north-west) and Ruislip (14 miles west). Being one of Greater London’s larger places, London has every kind of building, from houses and flats to offices.

Landlords, agents and block managers in London

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Visits in a place the size of London range from flats and family homes to offices and blocks. Access is the part that changes most from one building to the next, so it is agreed before the day. Surveys can be booked for any day of the week.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. In flats, shops and offices in London, a roof leak can reach more than one floor before it shows, where it damages ceilings, insulation and anything stored underneath. The earlier the cause is found, the smaller the job.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
