Rented homes, blocks and businesses
Landlords and agents in Hampstead book surveys as well as homeowners. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.
Flat roof survey in Hampstead: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey felt flat roofs, EPDM rubber and mastic asphalt, and the problems we are asked to look at most are standing water left after rain and upstands pulling away from walls.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Hampstead, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a flat roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Fragile surfaces, which we don’t walk on
- An exact number of years the roof has left
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
What this survey covers
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- EPDM rubber
- GRP fibreglass
- Single-ply membranes
How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Hampstead runs like any other.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- Jot down any questions you want answered
- Show us where any leaks or stains appear
- Let us know about parking near the property

Common questions in Hampstead
Can you look at the flat roof of a hotel or office near Hampstead?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
Is parking a problem for a survey in Hampstead?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
What happens next?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
How do I book a survey in Hampstead?
It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll suggest the right survey. Surveys run seven days a week.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Why act early in Hampstead
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Tips that help
Over many surveys, some simple habits stand out:
- Ask whoever fits equipment on the roof to make good the covering
- Never stand on rooflights or fragile sheeting
- Look for standing water a day after rain
- Keep people off the roof unless they need to be there
If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Flat roof surveys around Hampstead
With Fenton House about 0.4 miles north, Hampstead sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Finchley Road & Frognal station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. A roof leak in a hotel or guest house around Hampstead means lost rooms as well as repairs, so it is worth knowing the roof’s condition. If you run a business near O2 Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What we look for on each type of roof
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
