Vale of Health Flat Roof Survey
Flat roof surveys around Vale of Health, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Standing water left after rain
- Cracked or split membrane
- Blistering in felt or asphalt
Checking the roof from ground level
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
How a flat roof survey works in Vale of Health
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We’re frequently asked to look into blistering in felt or asphalt and pools of water lying on the roof, on GRP fibreglass, single-ply membranes and felt flat roofs.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Vale of Health, the flat roof is often a shared part of the building.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Leave it or get it looked at?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Why book with us
- Every finding written up with photos
- Packages from £150, inc. VAT
- More than 5,000 surveys completed
- Drones and thermal imaging where it applies
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Surveys in Vale of Health can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices
- If the roof is shared, arrange access with whoever manages the building

Your questions about flat roof surveys in Vale of Health
Do you carry out roof surveys in Vale of Health?
We do. The survey and report are the same in Vale of Health as anywhere else.
Is my home in Vale of Health listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How long does the survey take?
Expect it to take an hour or two on an ordinary house, and about three to four hours for a commercial roof. You will then get the report by email, on the timescale of your package.
How many years has my flat roof got left?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on any day of the week.
How we price flat roof surveys

- The height of the building and how the roof can be seen safely

Helping us price your survey
We will normally ask about:
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, like exchange
- What made you get in touch

Flat roofs in Vale of Health
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 0.1 miles west lies Heath House, a reminder of how long the area around Vale of Health has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around O2 Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Hampstead Heath station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Signs you need a flat roof survey in Vale of Health
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.
Common reasons to book include:
- Splits, cracks and crazing
- Outlets choked with leaves and silt
- Loose or cracked edge trims
- Gaps at upstands and abutments
Take an older house close to Christ Church: flat-roofed rear additions and dormers added over the years are worth checking.
Choosing a roof surveyor
- What happens after the report arrives
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
- How long they’ve been surveying roofs
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- An exact number of years the roof has left
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
