Your questions about flat roof surveys in Childs Hill
Can you look at the flat roof of a hotel or office near Childs Hill?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
How do I find out if my home in Childs Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What do I do with the report?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Do you work in Childs Hill?

Flat roof survey in Childs Hill: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed upstands pulling away from walls and blistering in felt or asphalt, a survey will tell you what’s going on.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Childs Hill shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Hidden layers beneath the covering
- Whether old sheeting or boards contain asbestos
- Parts of the roof that are not safe to walk on or view
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What happens if roof problems are left?
Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In Childs Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Tips from our surveys
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Note the date and type of any roof work
- Ask contractors to protect the roof if they work on it
- Ask whoever fits equipment on the roof to make good the covering
- Plan a survey before the covering reaches the end of its usual life
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
Prices for flat roof surveys in Childs Hill
All our prices include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- How big the roof is
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Booking your survey
You do not need to know any roofing terms. It is enough to tell us:
- What kind of property and roof it is
- How the loft is reached, if there is one
- The address and postcode of the property
- Any marks or damp showing indoors
We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.
Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
How to prepare
- Keep pets out of the way during the survey
- Buyers: confirm access with the estate agent or seller
- If the roof is shared, arrange access with whoever manages the building

Flat and commercial roofs around Childs Hill
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Childs Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Childs Hill has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
A roof leak in a hotel or guest house around Childs Hill means lost rooms as well as repairs. Anyone responsible for a site like All Saints' CofE Primary School NW2 will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Historic houses such as Heath House, about 0.7 miles east, show how far back building around Childs Hill goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.
