About roof surveys in NW2
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, clay and concrete tiles and flat roofs, and common reasons people get in touch are gaps in the roof where coverings have gone and water stains on rafters and ceiling joists.
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Roof surveys across NW2: local notes
Across NW2, from West Hampstead, Neasden and Hendon outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our area covers London and South East England, including NW2. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Cricklewood: For businesses in and around places such as Brent Cross Shopping Centre, a roof report helps plan work around trading rather than after a leak. Homes near green spaces like Gladstone Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep the report with your property records
- Do not climb onto the roof yourself
- Look for debris in the garden after high winds
- Check we can open the loft hatch
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
Why roofs fail
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.
It’s worth booking a survey if you’ve seen:
- Worn lead at chimneys and abutments
- Gutters that overflow in heavy rain
- Standing water on a flat roof
- Water stains on rafters and ceiling joists
How we price roof surveys
Prices vary from roof to roof, and it comes down to:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- The roof’s overall size
- How many separate roofs there are, such as extensions, dormers and garages
For a price for your roof in NW2, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.
What we need to know
If you can, have these to hand when you contact us:
- The kind of building and roof involved
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode
- Whether there is a loft hatch, a shared roof or tricky access
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
What you can safely check yourself
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Roof by roof
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move.
Common questions in NW2
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a written report with photos and recommendations.
How long does the visit take?
Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing when booking.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
