Why it is worth a survey now in Cricklewood

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Why book with us

About our pre-purchase roof survey in Cricklewood

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Common reasons to book are old water stains in the roof space and roof slopes that look uneven or sagging, across chimney stacks, gutters and downpipes and flat-roofed extensions and dormers.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Cricklewood or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease typically sets out who is responsible for the roof.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Pre-purchase roof surveys in Cricklewood: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Landlords with a home close to Cricklewood station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you own one of the older houses in the streets near St Gabriel's Church, the roof may have had decades of patch repairs, and the survey shows where they are. Controlled parking zones are common in London, so mention any permit rules for Cricklewood.

Questions from Cricklewood

Is parking a problem for a survey in Cricklewood?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

How do I find out if my home in Cricklewood is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable as you book.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Watch for stains or fresh paint on ceilings below the roof
  • Check the lease for roof repair responsibilities
  • Mention any deadline when you contact us
  • Pass the findings to your conveyancer

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Prices for pre-purchase roof surveys in Cricklewood

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Roof area

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, let us know:

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

Photos help, if you have them. Take them safely from the ground or a window. To get started, call 07833 053749 or send us an email.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In Cricklewood, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Advice

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Roof by roof

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.
