Pre-purchase roof survey in Kilburn: what you get
Buyers in Kilburn and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or use the contact form. Typical surveys look at sagging ridge lines or uneven roof slopes and loose pots and cracked flaunching, across the roof space, chimney stacks and lead flashings and valleys.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Kilburn might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
For landlords and managing agents
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
Your questions about pre-purchase roof surveys in Kilburn
Is parking a problem for a survey in Kilburn?
Sometimes, yes. If Kilburn has controlled parking where you are, a visitor permit is the easiest answer.
Are there drone restrictions around Kilburn?
Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
How long does the survey visit take?
Allow between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.
Do I need a roof survey if I’m having a RICS survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Is Kilburn in your area?
Yes. We cover Kilburn and the rest of Greater London, as part of our work across London and the South East. To book, call 07833 053749 or use the contact form.
Does the weather affect the survey?
Light rain does not usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
How the survey changes by roof type
Chimney stacks
Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Kilburn, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- Find any records of previous roof work
- For a flat or shared roof, check access with whoever owns or manages the building
- Have keys ready for side gates, garages or roof access doors

Honest limits
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Whether timbers meet design loads
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What a survey covers and doesn’t.

Pre-purchase roof surveys around Kilburn
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
