Pre-Purchase Roof Survey in Kensal Rise
A roof survey before you buy a house or flat across Kensal Rise, with drones and thermal imaging where they help. Call or email for a price.
- Sagging ridge lines or uneven roof slopes
- Blocked or leaking gutters
- Loose pots and cracked flaunching
When to book a survey in Kensal Rise
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
A survey makes sense if you’ve noticed:
- Flashings that have lifted or split
- Roof slopes that look uneven or sagging
- Bitumen or mortar used in place of proper repairs
- Old water stains in the roof space
For landlords with property near Kensal Rise station, a roof report gives you a clear picture before you buy or settle up with a roofer.
What to check before booking
- Whether the inside of the roof is included
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- What insurance they carry
Pre-purchase roof surveys for homes and businesses in Kensal Rise
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’re worried about blocked or leaking gutters and loose pots and cracked flaunching, a survey will tell you what’s going on.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Kensal Rise or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Your questions about pre-purchase roof surveys in Kensal Rise
Is my home in Kensal Rise listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is parking a problem for a survey in Kensal Rise?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Tips from our surveys
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Do not leave it until just before exchange
- Ask who repairs the roof under the lease
- Pass the findings to your conveyancer
- Watch for stains or fresh paint on ceilings below the roof
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Why it’s worth a survey now in Kensal Rise
Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.
Why us?
- Thermal imaging and drones used where they help

What a pre-purchase roof survey does not cover
It’s a careful look at the roof, not the whole story. Its limits include:
- A structural engineer’s report
- Faults hidden behind ceilings, boards or coverings
- Asbestos testing of any kind

Local roofs and buyers in Kensal Rise
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Kensal Rise is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Winfield House, about 2.2 miles east, show how far back building in the area around Kensal Rise goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Parking in Kensal Rise, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. The streets around a church such as Church of St John the Evangelist are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What a survey costs
Prices always include VAT. What changes the price is:
- Any need for thermal images or a drone flight
- The roof’s overall size
- Height and safe access
- Commercial roofs and larger buildings
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to tell us when you get in touch
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- The property’s address and postcode
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- Dates you are working to, such as exchange
A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- Note where any stains or damp appear
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller
