Roof Survey in Kensal Rise
Independent roof surveys in Kensal Rise. More than 5,000 surveys completed across London and South East England.
- Gutters that overflow in heavy rain
- Worn or blocked valleys
- Cracked or blistered flat roof coverings
Tips that help
From years of surveys, a few habits stand out:
- Keep the report with your property records
- Stay off ladders and the roof
- Clear the loft hatch area before we arrive
- Ask about a flat roof on an extension or garage too
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Roof survey in Kensal Rise: what you get
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed torn or sagging underlay and leaking gutter joints and downpipes, we can find out what’s behind it.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, depending on how many separate roofs there are. In Kensal Rise, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- For flats, make sure roof access has been agreed
- If it isn’t your property yet, arrange access through the agent
- Move anything stored under the loft hatch

What this survey can’t tell you
Before you book, it is worth knowing what a survey will not do:
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather

DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
FAQs for Kensal Rise
Does a conservation area affect roof work in Kensal Rise?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Are there drone restrictions around Kensal Rise?
Normally it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.
How long does the visit take?
On site, it typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
How much does a roof survey cost in Kensal Rise?
Our price is from £150, including VAT. We confirm the price for your roof before you book. To get a price, call 07833 053749 or email us.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Common roof problems in Kensal Rise
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems such as:
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
- Water stains on rafters and ceiling joists
- Debris building up in roof valleys
Homes near green spaces such as Queen’s Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
