How a roof survey works in North Kensington
We survey roofs in North Kensington and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or send us an email. Typical surveys look at crumbling chimney pointing or cracked flaunching and cracked or blistered flat roof coverings, across lead flashings, natural slate and clay and concrete tiles.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Kensington has one, it needs checking from somewhere that can actually see it.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Any of our surveys can be booked by landlords, agents and building managers in North Kensington. To discuss a property or a block, ring 07833 053749 or use the contact form.
What you can safely check yourself
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Before the survey
- Jot down any questions you want answered
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller
How to book
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.
Advice
North Kensington: your questions answered
Is my home in North Kensington listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will parking be an issue for a roof survey in North Kensington?
Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
How long does the visit take?
On site, it normally takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How experienced are you?
Over 20 years and more than 5,000 surveys.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Roof surveys around North Kensington
The flight restriction zone around London Heliport in Battersea comes within about 2 miles of North Kensington. If the drone is used for your survey, we check the exact boundary for the address before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in North Kensington is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If your house is among the older ones in the streets near Dissenters' Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Historic houses like Kensington Palace, about 1.9 miles south-east, show how far back building around North Kensington goes. On a period home nearby, the survey separates sound original work from tired later repairs. Trees in and around Little Wormwood Scrubs shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What happens if roof problems are left?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Clear the loft hatch area before we arrive
- Don’t climb onto the roof yourself
- Check the roof from ground level after storms
- Take photos of any leaks as they happen
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Asbestos testing of any kind
- The condition of the rest of the building (that is a RICS home survey)
- Whether the roof structure meets design loads
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.
