Roof Survey in Greater London

Our roof survey service in Greater London

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. Typical surveys look at blocked, sagging or leaking gutters and worn or blocked valleys, across the roof space, flat roofs and chimney stacks.

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What you’ll pay

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Roofs, chimneys and gutters across Greater London

Across Greater London, we survey roofs for owners, landlords and agents, in London, City of Westminster and Marylebone and well beyond. Each report sets out what was seen, with photos and recommendations.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In Greater London, as elsewhere, exposed details are where damage shows first.

London: Take an older house close to St George the Martyr: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Newington Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Signs you need a roof survey

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Problems we come across often include:

  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall
  • Debris building up in roof valleys
  • Gaps in the roof where coverings have gone

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Useful tips for Greater London property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Mention any damp patches as you book
  • Look for debris in the garden after high winds

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Landlords, agents and block managers in Greater London

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Common questions in Greater London

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.
