Our roof survey service in CR9
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Typical surveys look at valley linings that have cracked or split and cracked mortar along the ridge, across clay and concrete tiles, natural slate and the roof space.
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across CR9
From Croydon, Woodside and Ashburton to its smaller places, buildings across CR9 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, CR9 included. We survey on any day of the week.
Croydon: Addington Palace, about 2.5 miles east, is one of the historic houses in the wider area around Croydon. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Homes near green spaces like Park Hill Recreation Ground can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Why roofs fail
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
These are some of the problems a survey can pick up:
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
- Loose ridge or hip tiles
- Slates or tiles that have slipped or broken
Why get it checked now?
If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
Before you book any surveyor
- Their drone registration, if they fly one
- How long the report takes to arrive
- What experience they bring
- Whether the roof space is looked at, where there is one
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- The roof’s overall size
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Booking your survey
A little information up front helps. Please include:
- Pictures from the garden or a window, if you have them
- Access details, such as a loft hatch or a shared roof
- Where water is showing inside, if it is
- What kind of property and roof it is
To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Landlords, agents and block managers in CR9
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Questions from CR9
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you look in the roof space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
