About our roof survey in Old Town

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. If you’re worried about cracked or blistered flat roof coverings and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Old Town has one, it needs checking from somewhere that can actually see it.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we look for on each type of roof

Lead flashings and valleys

Flashings and valleys are where many leaks start. That is why we look at them closely.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

How we price roof surveys

Prices always include VAT. What changes the price is:

  • Height and safe access
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, like pitched or flat
  • The property’s address and postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

Old Town questions

Will parking be an issue for a roof survey in Old Town?

Parking in Old Town, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can you fly a drone over a roof in Old Town?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How the survey works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Keep pets in another room
  • Have any paperwork from past roof work to hand

Advice

What a roof survey looks like in Old Town

Addington Palace, about 3 miles east, is one of the historic houses in the wider area around Old Town. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as The Minster Nursery and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Duppas Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you let a flat or house near West Croydon station, the gap between tenancies is a good time to have the roof looked at.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What this survey can’t tell you

Before booking, it is worth knowing what a survey won’t do:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
