How a roof survey works in CR90
Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Typical surveys look at debris building up in roof valleys and standing water on a flat roof, across lead flashings, chimney stacks and the roof space.
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours on an ordinary house, and longer for a large or complex roof.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
What you’ll pay
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey
- Packages from £150, with VAT included
- Independent findings on the roof’s condition
- A written report with photos

Homes and roofs across CR90
From Broad Green and Old Town to smaller places, people across CR90 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
We survey roofs across London and South East England, and CR90 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Broad Green: If you look after a shop, office or commercial unit, for example near Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as Waddon Ponds can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Landlords, agents and block managers in CR90
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Why get it checked now?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you get a written report with photos
- Their insurance cover
- What they won’t be able to tell you
Different roofs, different checks
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.
What affects the cost of roof surveys
Prices always include VAT. What changes the price is:
- The size of the roof
- How many separate roofs there are, like extensions, dormers and garages
- The height of the building and how the roof can safely be seen
- Commercial roofs and larger buildings
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

FAQs for CR90
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you look in the roof space?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
