Our roof survey service in CR8

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey the roof space, lead flashings and clay and concrete tiles, and the problems we’re asked to look at most are slates or tiles that have slipped or broken and cracked or blistered flat roof coverings.

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Around Purley

In Purley, that means homes and buildings near Laleham Lea School, The Jolly Farmers pub and Thomas More Catholic School. You will also find Christ Church CofE Primary School (Purley) (0.5 miles north-east), Dollypers Hill (1.8 miles south) and St Swithun's (within half a mile south-west). Purley has its own railway station: Purley station. Other landmarks nearby include Purley War Memorial Hospital (under half a mile north-east) and St George's Walk (2.7 miles north). Green spaces nearby include Duppas Hill and Foxley Wood.

Homes and roofs across CR8

Homes across CR8 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and CR8 is well within that. We survey on any day of the week.

Purley: If you let a flat or house near Purley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a shop, office or commercial unit, for example near St George's Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Tips that help

Small things make a difference. Some pointers:

  • Check the roof from ground level after storms
  • Keep the report with your property records
  • Move stored items away from the loft hatch
  • Ask about a flat roof on an extension or garage too

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.

Landlords, agents and block managers in CR8

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

CR8 questions

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How experienced are you?
