Our roof survey service in CR3
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at blocked, sagging or leaking gutters and worn lead at chimneys and abutments, across lead flashings, clay and concrete tiles and ridges, hips and valleys.
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about one to two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- We email a photo-illustrated written report and recommendations.

Around Caterham
Around Caterham, our work takes us to homes and buildings near The King And Queen Public House, de Stafford School and Sunnydown School. Other local landmarks include Dollypers Hill (1.9 miles north-west), Hillcroft Primary School (less than half a mile south-east) and Sacred Heart Church (under half a mile east). The nearest railway station is Caterham station, roughly 0.7 miles south-east. Nearby you will also find Bletchingley Castle (3.4 miles south) and East Surrey Museum (0.6 miles south-east). Green spaces nearby include South London Downs National Nature Reserve and Mercers Lake.
Homes and roofs across CR3
From Coulsdon, Caterham and Warlingham to smaller places, people across CR3 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Our area covers London and the South East, including CR3. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Caterham: If you let a flat or house near Caterham station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Sacred Heart Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Clear the loft hatch area before we arrive
- Have details of recent roof work to hand
- Include dormers, porches and garages as you book
- Leave roof access to professionals
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What we are asked to look at in CR3
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
These are some of the problems a survey can pick up:
- Loose ridge or hip tiles
- Valley linings that have cracked or split
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
Rented homes, blocks and businesses

What affects the cost of roof surveys
A few things affect what a survey costs:
- The number of roofs, including extensions and garages
- Which survey package you book
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- Photos of the roof, taken safely from ground level or a window
- Any marks or damp showing indoors
- Any deadline, like an exchange date
- Where the property is, with the postcode
We confirm the price for your survey before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
CR3 questions
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
Will you climb onto the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
