Roof survey in Coulsdon

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are torn or sagging underlay and slates or tiles that have slipped or broken, on the roof space, flat roofs and clay and concrete tiles.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Coulsdon has one, it needs checking from somewhere that can actually see it.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are. For a visit in Coulsdon, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in Coulsdon

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Getting in touch

What helps most when you contact us:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • The kind of building and roof involved

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or use the contact form.

Roof by roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Questions from Coulsdon

Is drone flying allowed in Coulsdon?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Coulsdon?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you cover Coulsdon for roof surveys?

Yes. We cover Coulsdon and the rest of Greater London. For a price, call 07833 053749 or use the contact form.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Coulsdon homes and their roofs

With Nonsuch Mansion about 4.9 miles north-west, Coulsdon sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Coulsdon South station, the gap between tenancies is a good time to have the roof looked at. Take a building like Smitham Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Andrew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.
