Roof surveys for homes and businesses in Old Coulsdon

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey natural slate, clay and concrete tiles and chimney stacks, and people most frequently book us about loose ridge or hip tiles and ponding, splits or blisters on flat roofs.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Old Coulsdon has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Questions from Old Coulsdon

Are there drone restrictions around Old Coulsdon?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.

Is my home in Old Coulsdon listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Old Coulsdon homes and their roofs

Historic houses such as Addington Palace, about 5 miles north-east, show how far back building in the area around Old Coulsdon goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Keston Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Dollypers Hill can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you live in an older home near Church of St John the Evangelist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the price in Old Coulsdon

We confirm the price for your survey before booking. This is what makes a difference:

  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Booking your survey

What helps most when you contact us:

  • What’s prompted the survey
  • What kind of property and roof it is
  • The address and postcode of the property
  • Dates you’re working to, like exchange

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors
  • Mention any parking restrictions on your street

Roof by roof

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Include dormers, porches and garages as you book
  • Have details of recent roof work to hand
  • Do not climb onto the roof yourself
  • File the report with your home documents

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
